Staff has recommended that members of the planning commission vote to defer approval on the plans until issues brought forth by the town engineer have been addressed.<\/figcaption><\/figure>\n<h3><b>Maple Woods Village expansion under review<\/b><\/h3>\n<p class=\"p4\"><span class=\"s2\">The largest item on the agenda is <\/span>Maple Woods Village \u2013 Section C<span class=\"s2\">, a proposed subdivision located <\/span>south of the existing Maple Woods Village neighborhood, about 0.3 miles south of the intersection of Maple Drive and Westerfield Drive<span class=\"s2\">.<\/span><\/p>\n<p class=\"p1\">The project includes:<\/p>\n<ul>\n<li>\n<p class=\"p1\">156 single-family homes<span class=\"s1\"> on approximately <\/span>75 acres<\/p>\n<\/li>\n<li>\n<p class=\"p1\"><span class=\"s1\">Density of about <\/span>2.08 homes per acre<\/p>\n<\/li>\n<li>\n<p class=\"p1\"><span class=\"s1\">Roughly <\/span>29.65 acres of open space<\/p>\n<\/li>\n<\/ul>\n<p class=\"p1\">The developer is also requesting a variance to allow:<\/p>\n<ul>\n<li>\n<p class=\"p1\"><span class=\"s1\">Narrower <\/span>28-foot collector streets<b><\/b><\/p>\n<\/li>\n<li>\n<p class=\"p1\">9.5-foot grass strips<\/p>\n<\/li>\n<\/ul>\n<p class=\"p1\">Town staff is recommending <span class=\"s3\">deferral<\/span>, citing several issues that must be addressed before approval, including:<\/p>\n<ul>\n<li>\n<p class=\"p1\">Floodplain discrepancies compared to FEMA maps<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Three proposed lots within the floodplain<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Drainage concerns affecting neighboring lots<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Water capacity limitations and sewer routing concerns<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Street layout issues, including overly long blocks<\/p>\n<\/li>\n<\/ul>\n<p class=\"p1\">Until those items are resolved, the project is not expected to move forward.<span class=\"Apple-converted-space\">\u00a0 <\/span><\/p>\n<hr \/>\n<h3><b>Ace Hardware proposed along Atoka\u2013Munford Avenue<\/b><\/h3>\n<p class=\"p1\">A new <span class=\"s3\">Ace Hardware store<\/span> is proposed along <span class=\"s3\">Atoka\u2013Munford Avenue.<\/span><\/p>\n<p class=\"p1\">Plans include:<\/p>\n<ul>\n<li>\n<p class=\"p1\"><span class=\"s1\">A <\/span>12,000-square-foot retail building<\/p>\n<\/li>\n<li>\n<p class=\"p1\">Development on approximately <span class=\"s1\">1.57 acres<b><\/b><\/span><\/p>\n<\/li>\n<li>\n<p class=\"p1\">On-site parking, landscaping and internal access drives<\/p>\n<\/li>\n<li>\n<p class=\"p1\">A new entrance from Atoka\u2013Munford Avenue<\/p>\n<\/li>\n<\/ul>\n<p class=\"p1\">The project is consistent with commercial development patterns along the corridor and will be reviewed for compliance with site design and infrastructure requirements.<span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<p>Last week, <a href=\"https:\/\/www.facebook.com\/wmjdunn\/posts\/pfbid02Rxtx2muYHhyFgcCDiWXC6FmSN4pK6ZKLHzXvE5L38sTVfGqxQx84Vux5owco1oKql\" target=\"_blank\" rel=\"noopener\">news about the hardware co-op&#8217;s plans were discussed on social media<\/a>, prompting one of the owners to <a href=\"https:\/\/www.facebook.com\/permalink.php?story_fbid=pfbid02QMjs4fUgYpeKNwcrQfmH6CDJJxF2NpvqPyEFnfdHgu6nMznEYg1nYhZAxfhZFUGVl&amp;id=61565410343573\" target=\"_blank\" rel=\"noopener\">defend the store and her intentions online<\/a>:<\/p>\n<blockquote>\n<div class=\"x14z9mp xat24cr x1lziwak x1vvkbs xtlvy1s x126k92a\">\n<div dir=\"auto\"><em>There was recently a post about us opening up shop in Atoka that was met with some rather nasty feedback that really caught me off guard. I remember what it was like opening in Oakland and being treated as the outsider. I&#8217;m a person just like you. I have a family just like you. I work for my money just like you. This didn&#8217;t come out of thin air and I am not some imaginary figure.<\/em><\/div>\n<\/div>\n<div class=\"x14z9mp xat24cr x1lziwak x1vvkbs xtlvy1s x126k92a\">\n<div dir=\"auto\">\n<p><em>I understand that Atoka is changing and it isn&#8217;t what it used to be. Oakland changed and grew. So did Arlington. So goes life. I&#8217;m not coming to your town as some big bad corporate giant to take out the little guy. I was the little guy not that long ago. I&#8217;ve built a reputation and a team that has allowed me to now open multiple stores &#8211; not by luck or on accident &#8211; but by doing the hard stuff that most people won&#8217;t.<\/em><\/p>\n<\/div>\n<\/div>\n<div class=\"x14z9mp xat24cr x1lziwak x1vvkbs xtlvy1s x126k92a\">\n<div dir=\"auto\"><em>All that to say that I hope you&#8217;ll give us a chance. Come hang out in Arlington or Oakland. You&#8217;ll never have so much fun buying a screw or a toilet flapper. See you next year.<\/em><\/div>\n<\/div>\n<\/blockquote>\n<div dir=\"auto\"><\/div>\n<div dir=\"auto\">While there was some support, the opposition to the store revolved around negative feelings about Atoka&#8217;s growth and the potential to take business away from Haddad&#8217;s, which has been in business in Munford for more than a century.<\/div>\n<div dir=\"auto\"><\/div>\n<div dir=\"auto\">Atoka&#8217;s new Ace Hardware is scheduled to open next summer next to Town Hall.<\/div>\n<hr \/>\n<h3><b>Commercial development planned on McLaughlin Drive<\/b><\/h3>\n<p class=\"p1\">A new commercial project combining healthcare and food service is proposed for <span class=\"s3\">Atoka McLaughlin Drive.<\/span><\/p>\n<p class=\"p1\">Plans call for:<\/p>\n<ul>\n<li>\n<p class=\"p1\"><span class=\"s1\">A <\/span>10,300-square-foot multi-tenant building<\/p>\n<\/li>\n<li>\n<p class=\"p1\"><span class=\"s1\">An <\/span>Elite Dental office<\/p>\n<\/li>\n<li>\n<p class=\"p1\"><span class=\"s1\">A <\/span>Green Frog Caf\u00e9 with a drive-through<b><\/b><\/p>\n<\/li>\n<li>\n<p class=\"p1\">An additional retail space<\/p>\n<\/li>\n<\/ul>\n<p class=\"p1\">The project previously received approval from the Board of Zoning Appeals for a drive-through and setback variance.
